Access Statement:
Our Property is a 12 bedroom B&B and we try to cater for all customers, however the age of the property deems that there are a lot of stairs on one side of the house, but ground floor rooms on the other side of the house. Below is a summary of the access to the property
There is a bus service that stops just up the hill (02) from the town centre.
Taxis are readily available in the town centre.
The train station is a little more than 5 minutes by car or taxi.
We have no facility to provide Braille.
We have a website as per the advert.
We have two entrance gates, one to the west is on a gradient, and the one to the east is flat and leads onto the car park.
The car park is made up of gravel and has a gradient sloping from west to east.
There are no gates on the entrances.
The car park is not perfectly flat but has only a slight slope.
There are some marked parking bays and some spaces are larger than the marked ones.
There is usually ample parking for all guest.
We can assist with luggage
The main entrance is via the conservatory which has a step of 23cm and a threshold of 16cm and a second threshold of 13cm to the hall way which is 110cm wide.
There is a bell inside the conservatory for arrivals.
The two doors are both 77cm wide.
We can serve breakfast in this conservatory as the dining rooms are both upstairs.
All floors in the property are carpeted.
There are 17 and 19 standard riser stairs up the dining room.
There are six standard bedrooms on this floor.
The beds are 60cm high.
The free space between the bed end and the furniture is 58cm wide.
The beds are standard 4 ft 6” double beds.
Televisions operate by remote controls.
There is only one chair per bedroom all without arms.
Space between beds and walls is approximately IX. And cant be altered.
The en-suite bathrooms are as follows:
The door space opening into the room is 70cm wide.
The free floor space is about average 10 square meters.
There are no holding bars in any of the bathrooms as all.
There are no seats available in any of the bathrooms.
The shower cubicle threshold is 23cm high.
The hand wash basin is 83cm high
The toilet seat is 40cm high
Assistance dogs or pet dogs are welcome buy only if they do not smell and are well groomed.
We are a non smoking building.
At the end of the hall there is a swimming, this is accessed by four steps (tiled) which are each 19cm high.
The steps into the pool are recessed in the pool itself but there is no overarching handrail.
The pool is unattended and guests with disabilities would need a helper.
On the older part of the house the bedrooms are numbered one through to six.
The front door step is 20cm high.
The threshold is 8cm high.
The entrance hall is 4 meters square.
There are then a set of two double doors.
Number of standard riser stair to room one is 16

Number of stairs to room three is 16

Room one has a shower and bath.
Room two has just a shower.
Rooms three and four have both a shower and a bath.
Rooms five and six both have baths.
The widths of all the bedroom doors is 72cms
The width of all the internal bathroom doors is 66cms
There are no grab rails in any of the bathrooms.
There are no seats in any of the bathrooms.
The heights of the baths in rooms 1,3,4,5 and 6 are 24cms.
The heights of the washand basins are 61cms.
The heights of the toilets are 40cms.
The bathroom doors open into the bathrooms.
The average floor space in the bathrooms is 2sq meters.
The Average space from the sides of the bed to the walls is 88cms.
Average free space from bed end to the nearest object is approximately 1 meter.
All beds are 60cms high.
All the beds are standard 4ft 6” double beds.
There is only one handrail up and down the stairs.
All beds throughout the house have left and right access.
Dining room chairs are 44cms high to the top of the seat.
Dining room chairs are 43cms wide.
Dining room chairs are 37cms deep. The backs of the dining room chairs rise to the top of the back, this is 96cms high.
